Luxury may have different definitions for different people but when someone talks about buying luxury property, there are specific premium amenities which buyers look for. Chennai, often referred to as India's health capital, attracts NRIs and buyers with deep pockets who seek the best in terms of luxury.

The area comprises of developed social infrastructure like leading schools, hospitals, shopping complexes, international hotels and entertainment centres. Apartments are priced within Rs 12,500-18,000 per sq ft in this locality. The most common property type is flats followed by houses and villas. A 3BHK premium segment apartment will cost you Rs 1.60-5 crore depending upon the location, the size of which may vary from 1500 to 3000 sq ft.
Nungambakkam
This area is surrounded by localities such as Aminjikarai, Chetpet, Egmore, Kodambakkam, Thyagaraya Nagar and Teynampet. The social infrastructure consists of schools, colleges, banks, restaurants, cultural hubs and shopping malls. It is also an important part of the Central Business District (CBD). The area is a popular destination among the city's well-heeled people. The key premium residential areas are Wallace Gardens, Kader Nawaz Khan Road and Kothari Road. Apartments are priced in the range of Rs 9,700-17,000 per sq ft and higher depending upon the property type, amenities and location. A 3BHK flat will cost you Rs 1.40 to 3 crore and above. You can also find many options for residential bungalows and villas in this locality.
R A Puram
This is one of the most-developed residential locations in central Chennai. If one is looking for a well-connected and up-market yet calm area then RA Puram is the perfect option. Situated around developed localities such as Adyar, Alwarpet, Abhiramapuram and Mylapore, this area has carved a niche for itself amongst the elite and top level professionals in the city. The price range for apartments is within Rs 12,200-18,700 per sq ft which may be higher depending upon a property and advantages it offers. A 3BHK premium apartment may cost you around Rs 2-4.5 crore depending upon the property and size.

Where is the money for buying luxury flats?

Brahmins have brains to offer.

Someone can buy them luxuryt flat and brahmins will trade their brains for the luxury flat
 
The luxury flats are for the businessmen, film industry & senior management of Companies not for the common man!

Not necessarily. I have a family member who bought a flat costing Rs 4 crore with bank loan. He and his wife are doctors working in a hospital.
 
The list of 'localities for luxury homes' misses the important place in Chennai i.e. Boat Club Road.

A 4 crore property would get a 3 crore loan (75% LTV)...The Doctors should be able to arrange the balance Rs 1 crore from their own sources/ own funds ...Also they should be young (less than 40 years) & if they are seeking a 20 year tenure, a 3 crore loan will have Rs 2.5 lacs EMI...Quite a substantial amount to be shelled out every month

They must earn minimum of 2.5x4 = Rs10 lakhs per month ( at least minimum ) to make this payment and many Senior Doctors and Lawyers make that sort of money . Among HNIs there are lot of Doctors , Lawyers .

I agree..Easiest profession to evade tax...I remember a top surgeon whose bank locker search by Income Tax department yielded crores of assets
